Dawson Real Estate: A Trendsetting Neighborhood with Established Charm

Ten minutes south of downtown, the Dawson neighborhood mixes Austin’s innovative spirit and originality with popular active lifestyle amenities. With its proximity to public parks and the hip shopping mecca of South Congress (known as “SoCo”), its leafy streets and celebration of offbeat whimsy, Dawson is a favorite of those wanting to be close to downtown employers and businesses, 15 minutes or less from the airport, and within easy reach of the creative distinctly Austin-style bohemian atmosphere of South Congress.

Development of Dawson dates back to 1915 and continues today, with both new construction and tear-downs. Home buyers enjoy a wonderful choice of vintage bungalows, modest single-family homes, just-built townhouses, and soaring condominium buildings boasting every modern convenience and luxurious amenity.

“A Magnet for the Creative Class”

“Dawson has now become a magnet for the creative class in Austin, and we have made major crosswalk, bicycle lane and sidewalk improvements,” says Cynthia Medlin, a past Chair of the Dawson Neighborhood Plan team who has lived in the area for over twenty years. “The energetic neighborhood association also made a big effort to guarantee that ten percent of any new vertical mixed-use housing was offered to those making only sixty percent of median income, and to beautify the East Bouldin Creek area. The efforts of the neighborhood association really contribute to Dawson’s present-day vibrancy.”

Swimming, Hiking and Fishing in the Great Outdoors

Nature and exercise enthusiasts enjoy a number of nearby parks and outdoor activity centers. Hikers love the lush trails that that traverse East Bouldin Creek Greenbelt. Nearby seven-acre Gillis Park features basketball courts and a swimming pool.

Charming two-acre Nicholas Dawson Park is a great place to have a picnic or relax while soaking up some rays and the Blunn Creek Greenbelt features the very popular Big Stacy swimming pool and smaller but equally popular Little Stacy Pool, as well as a little fishing in the creek. Finally, the South Austin Recreation Center and the reasonably priced South Austin Tennis Center are also close by.

Funky Shops on 1st Street, Diverse Cuisines on South Lamar, and Highly Rated Schools Close to Home

Many neighbors in the Dawson neighborhood are drawn in part to the diverse and plentiful shopping options that are all nearby. The neighborhood is just minutes from the burgeoning restaurant scene on South Lamar, the funky shops and cafes on South 1stStreet, and the famous SoCo shopping district. In addition, there are six major shopping centers within 15 minutes or less of the neighborhood. Together, they represent almost 500 fine department stores, merchants, restaurants, movie theaters, and more.

Dawson is also a great place to get a quality education. Homeowners appreciate the modern Twin Oaks public library, as well as the “Exemplary” rating of Dawson Elementary School, the nearby “magnet” Fulmore Middle School, and the highly rated Travis High School.

The Best of All Worlds: Laid-Back, Diverse, and Close to Downtown

Dawson embodies the classic idea of having the best of all worlds — it’s a quick, convenient drive from the business and arts offerings of downtown, yet a place where grand old oaks and the preservation of leafy yards and streets are revered as integral to a satisfying quality of life, in part because of the active neighborhood association.

“I love the Dawson neighborhood because it is so laid-back, diverse and close to downtown,” says Courtney Landers, Events Manager for Mercury Hall, an events and performance center in the neighborhood. “It’s a calm oasis that is still very close to entertainment options. I feel very privileged to be able to come to work in this community every day.”
