Part of an historical neighborhood, North University was established near the turn of the century. Recent expansion has injected a mix of modern home designs that mingle with historical architecture, and there are plenty of student housing options, condos and apartments nearby. Although much of the area’s housing is affordable, the neighborhood also has sprawling single family homes with more than 5,000 square feet of living space, priced in excess of $1 million.

North University is an active and lively neighborhood, and given its proximity to the University of Texas campus, there are many diverse shopping and dining options nearby within walking or biking distance. More than just a neighborhood, North University is a tight-knit community unto itself. The neighborhood recently established Sparky Park, a small, pet-friendly park that proudly showcases majestic trees and a unique art wall.

A Laid-Back Neighborhood with Plenty to Explore

As the afternoon sun slips over the horizon, Lyta Bradshaw, a biology graduate student from UT Austin hurries towards Fricano’s Deli. Lyta has just returned from jogging at Eastwoods Park, and it is her ritual to pick up a tangy Cuban sandwich, only made every other Friday at Fricano’s, on her way home.

“I love jogging or taking a walk in the park,” Lyta says. “It’s really good to have somewhere relaxing to go as a study break, without coffee.”

There are also multiple parks tucked away throughout the North University neighborhood. Eastwoods Park was the original location to celebrate the annual Eeyore’s Birthday, a popular festival that has been relocated to nearby Pease Park. Eastwoods Park includes a short walking trail, picnic tables, barbecue pits, basketball courts and a baseball/softball field. Adam-Hemphill Park, located on nearby 30th Street, has a short greenbelt area perfect for bikers and joggers, while the inner park hosts a verdant field for relaxing on the grass as well as a basketball court. The parks are scattered between small restaurants, coffee shops and vintage boutiques.

“For a small district, this place is packed with places to go,” Lyta says. “It’s never a boring moment here.”

In addition to all the nearby parks and local businesses, North University is served by some of Austin’s best schools. The University of Texas aside, elementary and secondary schools include Casis Elementary, Martin Middle School and Austin High School. Casis Elementary has been rated “Exemplary” by the Texas Education Agency (TEA) and rated 5 out of 5 by Greatschools.org. Martin Middle School is a National Blue Ribbon winner and rated “Recognized” by the TEA, and historical Austin High School, the first public high school in Texas, offers the unique Academy for Global Studies program for select students.

One of Austin’s Most Established Yet Vibrant Neighborhoods

The North University neighborhood is one of the older and more interesting neighborhoods in Austin. Located just a few minutes north of the University of Texas campus near Mopac Expressway, the neighborhood is laid-back and friendly. Folks who live here appreciate the pleasant, heavily treed neighborhood, as well as the endless number of restaurants, coffee shops and grocers all within walking or biking distance.

Downtown Austin is only minutes away, and the airport can be reached in 20 minutes. The charm and convenience of North University, and the abundance of nearby parks and recreation, as well as the diverse selection of affordable housing options make North University a tremendously desirable area in Central Austin.

“We’re one of Austin’s oldest neighborhoods,” Carol says, “but we’re also one of the most vibrant. With so many lively people here, it’s like being part of a big family gathering.”
