Delwood: A Warm, Caring Community with Affordable Prices

With its quiet, shady residential streets, nearby shopping and tight-knit yet diverse community, Delwood is a great choice for home buyers wanting affordable housing in a convenient location. Located in northeast-central Austin, the drive downtown is an easy 15 minutes, with the airport about 20 minutes away.

Delwood, sometimes known as “Hyde Park East,” was developed from 1946 through 1965, and many homes have been updated and remodeled to include modern amenities. The exteriors are often ranch-style, while some are two-story brick homes. The neighborhood is divided into two parts by the approximate outline of the former Mueller Airport, now a thriving development with a new variety of parks, restaurants and shopping, adding to the already impressive assortment that has served Delwood for years.

“One of the several wonderful things about living here is that the neighbors are so connected,” says Alice Johnson, a dentist who has lived in Delwood for seven years. “People walk their dogs, and kids play along the quiet streets. We wave and say ‘Hi!’ to each other and may stop to chat. In a nutshell, it feels like the neighborhood is open, welcoming and safe.”

Plenty of Nearby Parks, Recreation and Schools

Nearby 57-acre Bartholomew District Park offers lots of fun for outdoor recreation, with basketball and volleyball courts, softball fields, a community pool and a playground. A popular amenity, the park is a magnet for community volunteers, who help keep it in tip-top condition.

In the Mueller development between the two areas that comprise Delwood lies Patterson Park and its adjacent sister, Lake Park (a combined 39 acres). Together, they offer an open air amphitheater, a lovely lake, a concrete skateboard half pipe, tennis courts, and hike and bike trails. Also in the Mueller Development, Ella Wooten Park offers a community pool, picnic area, and playscape. The East Austin YMCA and Dottie Jordan Rec Center are also nearby.

Local schools in the Austin Independent School District include Blanton Elementary, Harris Elementary, Pearce Middle School, and Reagan High School.

A Safe, Well-Kept Community that Cares

So many parks and recreational facilities, great dining, and reasonable home prices are enough to interest homebuyers, but Delwood offers a bonus: a neighborhood where people enjoy each other’s company and look out for each other.

”Delwood focuses on the social aspects of connecting and getting to know each other, not just as neighbors, but as friends,” says Kenneth Noul Ronsonette, Vice President of the Delwood Neighborhood Association. “We have several social events each year, including Austin’s longest-running 4th of July parade, a New Year’s Eve ball drop, and our pumpkin carving social. The neighborhood is diverse; when you come home it feels welcoming, and the homes are cozy and well-kept. Most folks say they hope to never leave the neighborhood.’”
