Travis Heights: A Microcosm of the Austin Lifestyle

Nestled in the gentle hills across Lady Bird Lake, just south of downtown Austin, Travis Heights is within walking distance of the famous South Congress district, downtown nightlife, and two of the city’s most popular parks.

Longtime Austinite and Travis Heights homeowner Marc Davis exemplifies this neighborhood’s enviable lifestyle. On any given Saturday, Davis enjoys a run around Lady Bird Lake, catches brunch with his wife and kids, and ventures into one of the nearby parks to take in some live music, all before the day is done.

“The beauty of the neighborhood is its proximity to so many things, while still being that little oasis in the middle of Austin,” says Davis, president of the South River City Citizens, the Travis Heights homeowners association. “We have accessibility to restaurants and entertainment. You’d be hard-pressed to find a more convenient location.”

Historic Charm in the Heart of the City

Travis Heights provides a surprising change of pace from the bright lights and live music of downtown Austin, given its location just two minutes away from the heart of the city, and less than 15 minutes from Austin-Bergstrom International Airport.

There are a variety of styles and sizes of homes in Travis Heights, including affordable, 380 square foot bungalows to luxury estates boasting more than 8,000 square feet of living space, with prices in excess of $1 million. One of the oldest and most culturally rich neighborhoods in Austin, many of the historic homes in Travis Heights have been completely remodeled and feature modern amenities, with an eye on sustainable, eco-friendly renovations to preserve the neighborhood’s traditional charm.

“That’s just really a part of how the neighborhood is different,” says Sarah Campbell, who has lived in Travis Heights for nearly 25 years, previously serving as president of the local homeowners association. “I think there’s more of a sense of traditional value here as compared to many other areas in Austin.”

Neighborhood Schools and Abundant Parks

The neighborhood also offers three Austin Independent School District schools within the community, including Fulmore Middle School, Travis High School and Travis Heights Elementary — Austin’s first community-supported public charter school.

Travis Heights homeowners also enjoy the area’s abundant, family-friendly parks, including the lush 23-acre Blunn Creek Greenbelt with its peaceful trails, running creek and beautiful natural surroundings. Big Stacy Park, near the heart of the community, is a favorite place to unwind throughout the year, featuring a constant temperature, spring-fed pool for park-goers to cool off in the summer and enjoy a warm and luxurious swim in the winter. Beautiful, old growth trees provide natural shade, and there is plenty of room to run around or play a game of Frisbee.

Connected to Big Stacy Park by the Blunn Creek Greenbelt, Little Stacy Park is known among locals to be the best park in the area to bring children. Little Stacy Park is home to a free wading pool, a playground, picnic tables and grills, and a covered pavilion area. The park also has courts for volleyball, tennis, and basketball.

Where Old Austin Charm Meets New Austin Ethos

Brimming with a blend of quaint historic homes and sleek, modern avant-garde estates, Travis Heights combines affordability and accessibility, within a tight-knit community that encompasses the Austin aesthetic. As a result, the neighborhood is a popular location and one of the most consistently coveted residential areas in all of Austin.

“Everything is within walking distance,” says Marc Davis. “You have an urban life, but at the same time you are buffered from it because you are in a nice community. So you can also have a lawn and a park and things like that. Being in Travis Heights is kind of a perfect match for us.”
