Bridges on the Park Condominiums: In the City, On the Lake

The only traffic many residents at the Bridges on the Park face is the pedestrian traffic on the lush hike-and-bike trail that runs along Lady Bird Lake (also known as Town Lake) in front of their condominiums. One of Austin’s most popular trails, the path stretching along the water’s edge on both sides of the river is full of walking traffic — the kind of traffic that Austinites love.

Homeowners at Bridges on the Park appreciate the option of getting around town easily on foot, by bicycle or through public transportation. And the central location means residents are able to get all over town relatively quickly by car, too. Homeowners have access via Capital Metro to most areas in the city as well as the technology corridor. Austin-Bergstrom International Airport is less than a 20-minute drive away.

Luxury Interior Details, Convenient Community Amenities

Near the south shore of Lady Bird Lake, Bridges on the Park is a luxury building with stone and steel detailing, as well as great views of the lake and downtown. Development of the six-story building’s 104 units began in 2006 and continued through 2008.

Ranging in size from 862 square feet to 1,645 square feet of living space, these efficiently designed floor plans boast high-end interior finishes and amenities, including hardwood flooring, granite countertops, European-style wood cabinetry, private balconies with panoramic views, and ceramic subway tile.

Even more, a 24-hour front desk concierge, swimming pool, hot tub, barbecue pit with outdoor fireplace and cabana, as well as reserved parking make city living a real pleasure. Homeowners enjoy full time on-site management and ground floor retail including Viva Day Spa, Toasties, Bows & Arrows and Spartan.

Golf, Concerts in the Park, and Enjoying the Austin Lifestyle

Early morning jogs, walking the dog, or just strolling casually through the neighborhood — all become opportunities to engage with others in this vibrant community. Another neat feature near The Bridges is the pocket golf course known as Butler Park Pitch and Putt tucked in right next door. It’s a 9-hole, par 3 course featuring 805 yards of golf from the longest tees for a par of 27, with a course rating of 35.5 and a slope rating of 113.

Though it is a tiny golf course, beginning golfers and a number of pros (such as Ben Crenshaw) have found it charming and enjoyable. The course features large, shady pecan trees, water and grass traps, challenging holes, reasonable fees, rental clubs and equipment, and friendly and helpful employees. Designed by Winston Kinser, the Butler Park golf course opened in 1949. Lee Kinser is now general manager of the course.

In addition, Auditorium Shores and its outdoor amphitheater are just a short walk away, offering concerts and events throughout the year. Zilker, Austin’s most beloved park, is a playground for kids, adults (and their dogs), and also includes a nature center, picnic area, volleyball fields and Barton Springs, Austin’s famous spring-fed swimming pool.

Exploring Downtown and Making a Home in Austin

Exploring downtown is an adventure in fresh ideas, innovative design, funky artwork and diverse shopping and dining opportunities. From the bars and music of historic 6th Street or the Warehouse District, to shopping with a 2nd Street retailer, or paying a visit to Whole Foods Market’s flagship store on Lamar, downtown Austin has a wide range of conveniences that are just steps from Bridges on the Park.

Homeowners are also attracted to the area’s convenient schools. Students attend Austin Independent Schools including Matthews Elementary, O. Henry Middle School and Austin High School. The Texas Education Agency rated Matthews Elementary as “Exemplary” and O. Henry Middle School and Austin High School as “Acceptable.”

“This is a very up-and-coming area in Austin,” says Joe Daughtry, Assistant Manager of Paggi House.“We are just across the river from downtown and within walking distance to Barton Springs, hiking trails, and lots of other restaurants and bars. It’s a very happening place and a great place to live.”
