Carriage Hills Real Estate: Affordable Luxury for an Active Lifestyle
Located in the cozy suburbs of Northwest Austin, Carriage Hills is an established community that enjoys both the vibrant energy of Austin and the countryside serenity of Cedar Park.
Just 25 minutes from downtown Austin and 30 minutes from the Austin-Bergstrom International Airport, Carriage Hills is a quiet neighborhood tucked between tall trees and rolling hills, renowned for its friendliness and surprisingly affordable housing. Carriage Hills residents also enjoy a convenient location with a variety of social, shopping and dining options nearby. For entertainment, the 8,000-seat Cedar Park Center hosts a never-ending series of concerts and other live performances, as well as professional hockey and basketball games.
Development in the community began in 1993 and continued through 2002 with contemporary and distinctively styled homes, lovely tree-shaded lawns, and gardens. This affordable neighborhood is a popular choice for first-time homebuyers and folks interested in an active lifestyle and enjoying time spent outdoors.
In addition to outdoor recreation, the Carriage Hills Neighborhood Association organizes a variety of community events throughout the year, including an Egg-Stravaganza Easter celebration, 4th of July parade, National Night Out and a year-end holiday party.
“We definitely have a very ‘active’ vibe here,” says Eric Ruggieri, an executive assistant with 6-year-old twins. “My boys love baseball. I only wish they liked golf more so we could all play together,” Eric says with a laugh.

Carriage Hills is close to several golf courses, but nearby, the Twin Creeks Country Club course is the most renowned. Twin Creeks is a private country club famous for its legendary Fred Couples-designed golf course, which features natural stream crossings and stone formations woven seamlessly into the rolling terrain, giving the impression that the course is a natural, organic formation.
The club also offers a wide variety of amenities such as tennis courts, fitness centers, a luxurious clubhouse, and an aquatic center — a dynamic water park with pools, interactive fountains and a giant water slide that is overwhelmingly popular with the local kids.
“I moved here because the house was a great deal,” Eric says, “but I think my kids are even happier than I am right now.”
Kid-Friendly Active Living
On a crisp, breezy Saturday morning, Carriage Hills is alive with activity. Kids on bikes and scooters race to Elizabeth Milburn Park, where ball teams with smiling faces already grace its spacious fields. Under the shade of an oak tree, Sarah Lewis, a web editor for Amazon, cleans up her picnic table as she watches her husband walk their 8-year-old son towards the pool.
“We love coming here on weekends,” Sarah says. “There are lots of parks nearby, but this one is our favorite because it has such a great playground.”
There are a total of nine parks surrounding Carriage Hills, each with different amenities. One of the most popular is Elizabeth Milburn Park, a large recreational hub with sheltered picnic tables and barbecue pits, jogging trails, several basketball and tennis courts, and open fields for baseball and soccer.
“It’s just great how much my kids love this park,” says Sarah. “And with so many parks nearby, it’s never too crowded anywhere. My kids love playing outside, and I love that I can play with them.”
Excellent Schools
In addition to making a lifetime of memories in the local parks, Carriage Hills youngsters prepare themselves for a bright future in the area’s schools. Students living in Carriage Hills attend schools in the Leander Independent School District, including C.C. Mason Elementary, Running Brushy Middle School and Leander High School. In 2011, the Texas Education Agency ranked Mason Elementary and Leander High as “Academically Acceptable,” while Running Brushy Middle School was given the highly regarded “Recognized” rating.
A Charming Neighborhood to Call Home
A charming, quiet community with an abundance of parks and outdoor activities, Carriage Hills is a popular neighborhood for homeowners interested in an active lifestyle. With elegant yet affordable homes, the Cedar Park Center, the Twin Creeks Country Club and a diverse selection of shopping and dining options, it’s no wonder residents firmly believe they’re in the best Austin neighborhood — that’s not actually in Austin.
“There’s always so much going on here,” says Brock Maybalian, a technical designer for Dell. He moved to the Crossing at Carriage Hills three years ago with his wife Courtney. “I love how the neighborhood is peaceful and yet lively at the same time. My friends always tell me that I don’t know what I’m missing because I live a little ways from downtown Austin. I just tell them the same thing and invite them out here. And guess what? Everyone who visits always comes back.”
