Cherrywood Real Estate: A Charming, Historical and Sought-After Neighborhood
Cherrywood, located just moments northeast of the University of Texas campus, is a sought-after, picturesque community.
One of the oldest neighborhoods in Austin, residential real estate development in Cherrywood started at the turn of the century. Because many smaller neighborhoods were incorporated into it, development in Cherrywood continued through 2011, creating a mix of historical bungalows and retro cottages with new and modern family housing.
The Cherrywood Neighborhood Association represents all Cherrywood neighborhoods, and members work hard to maintain the safety and quality of this diverse community. To achieve its goals, the neighborhood association sponsors many volunteer groups like Friends of the Cherrywood Green, Friends of Patterson Park and Cherrywood Urban Landscape and Arts, as well as activities like the annual Cherrywood Art Fair.

Cherrywood’s streets are quiet and shady. Surrounded by local shops and restaurants — many within walking distance — local residents are often seen strolling this historical and charming neighborhood.
Homeowners are also attracted to the neighborhood’s quality schools. Students in Cherrywood attend Austin Independent School District schools. Younger students attend Maplewood Elementary School, while older students attend Kealing Middle School. High school students attend McCallum High School. The Texas Education Agency (TEA) rated Maplewood Elementary “Recognized” and commended the school on its science programs.
“Cherrywood is extremely popular,” says Amy Sandler, a chemist who moved to the neighborhood two years ago with her husband Sam. Amy said she bought her house as soon as it was listed because homes in the area often don’t stay on the market for long. “It’s one of the most convenient and atmospheric neighborhoods in Austin, but it’s also affordable. Most people who move here stay for life, myself included.”
Safe and Relaxing Neighborhood Parks
On a bright and sunny Saturday morning, Carmel K. Damon, a graduate student studying Business Administration at the University of Texas, is getting ready for her day at Patterson Park. It is her routine to exercise at the local parks on weekends. As she starts a slow jog onto the trails of Patterson Park, Carmel pauses briefly to admire a colorful kite drifting overhead.
“This neighborhood has two great parks,” Carmel says. “They’re both different; each has its own personality.” Carmel says that depending on her mood, she will visit different parks to appreciate each one. “It’s like picking different restaurants to eat at,” she laughs.
Spreading across nine acres, Patterson Park offers a serene setting with a swimming pool, basketball and tennis courts, and plenty of open recreational fields surrounded by a long jogging/walking trail. Skaters especially enjoy this park with its own skateboarding area, and families enjoy the picnic areas and playground. The park is also close to the Pharr Tennis Center, where novices and advanced players alike can reserve one of the eight courts to practice or play.
Lake Park is located just across Airport Boulevard in the newly redeveloped Mueller area. Lake Park is a much larger 30-acre park that is much livelier than Patterson Park. Cherrywood residents love to gather at the amphitheater stage for live performances or the small six-acre lake to relax by the water. Surrounded by a crushed granite loop hike-and bike-trail, with many public art pieces scattered throughout the park, Lake Park definitely has its own atmosphere. With seven play areas, Lake Park is popular for families with toddlers.
“Like all things in life, it’s great to have choices,” Carmel says. “The parks are just another reason why Cherrywood has such great walkability, and they really add to the neighborhood.”
A Retro and Stylish Neighborhood
The centrally located neighborhood is handy to major thoroughfares, making it a breeze to access both major employers in North Austin and the lively nightlife of downtown. In addition, it offers many convenient amenities along with affordable homes.
There are scores of restaurants and cafes in and near the neighborhood, and many shopping and entertainment options are only blocks away. Recreation opportunities are ample in the parks nearby, such as Patterson Park and Cherrywood Green. Just moments from the University of Texas and downtown Austin, the extraordinary blend of vintage and modern homes on the shady streets make Cherrywood a highly desirable neighborhood.
“I love the affordability and walkability,” Carmel says. “Not to mention the location, how close it is to downtown. It’s easy to see why everyone loves it here.”
