Mustang Ridge Real Estate – Experience the Peace and Quiet of Country Living with Easy Access to Downtown Austin

Mustang Ridge, named for a line of hills nearby, is a young town just 15 minutes or so southeast of Austin and less than 15 minutes from Austin Bergstrom International Airport. Comprised of about 2,500 acres of rural real estate, Mustang Ridge was home to fewer than 500 people when it was incorporated in 1985. By 2010, the population had nearly doubled to almost 900 people.

Real estate listings for sale typically feature single-family homes on one-to-10 acre parcels. The large lots provide quiet, privacy, and unobstructed vistas of the area’s rolling prairie in the shadow of Pilot Knob, Texas’ most eastern volcano, now several million years extinct.

”Except for the busy highway, it’s real peaceful in Mustang Ridge” explains long-time resident Yolanda Garza.  “A couple of minutes off US 183 and it’s as peaceful as living in a home in the country a long time ago – but with electricity and all the modern conveniences of the 21st century.”

Grab Your Shopping List – Everything You Need is Just Minutes from Home

Although Mustang Ridge lacks its own options for shopping and dining, its location is so convenient, locals find everything they need just minutes from home. Grocery shopping is easy with HEB stores in south Austin, Lockhart, and a deluxe HEB Plus located in Kyle – any of which is less than 15 minutes away. Even closer, the nearby Kyle-Buda area less than 10 minutes from home also has a SuperTarget.

Another convenient option, San Marcos, about 25 minutes away, features a tremendously popular regional shopping destination – the adjacent Tanger and Premium Outlet Malls. Statistics say that the outlet malls in San Marcos attract more visitors than the top tourist attractions in the state. Combined, the Premium Outlets and Tanger Factory Outlet Center have more than 350 stores and more than 1,000,000 square feet of retail space. During the holidays, shoppers reach numbers that triple the population of San Marcos.

San Marcos is also home to a variety of restaurants and live music venues, and Austin is, of course, “The Live Music Capital of the World” with a growing reputation for its burgeoning restaurant scene. Annual festivals in Bastrop and Lockhart are also popular entertainment options for Mustang Ridge residents.

Get Outdoors and Enjoy the Sunshine, Fresh Air and Abundant Recreation

You may not find a park within the city limits, but real estate owners in Mustang Ridge can reach an impressive selection of parks and recreational attractions within a half hour drive in any direction. Ten minutes north of Mustang Ridge, McKinney Falls State Park spreads across 726 acres of wild real estate and features breathtaking hikes, waterfalls, swimming in Onion Creek, and facilities for groups. The state park also offers primitive and civilized camping, mountain biking, picnicking, fishing and wildlife observation areas.

Lockhart State Park, about 10 minutes south of Mustang Ridge, covers about 270 acres including a nine-hole public golf course as well as camping, picnicking, fishing, hiking, and nature study. To the east, there’s Bastrop State Park with its own public golf course, picnicking and camping facilities. San Marcos’ City Park is located about 20 minutes to the southwest and features riverfront scenery and tubing down the crystal clear waters of the San Marcos River.

Mustang Ridge Spans Three School Districts and is Near Quality Hospitals

Because of Mustang Ridge’s unique boundary configuration that has extensions into three counties, children attend schools in one of three school districts. Students living in the southern portion of Mustang Ridge attend classes in the Lockhart Independent School District. Students living in the northern portions of the city – in Travis County – attend classes in the Del Valle Independent School district. And for a few residents who reside in the far eastern portions of the city – those located in Bastrop County – children attend the Bastrop Independent School District. Few other small towns have children attending as many school districts.

Just like all of the other major elements of its infrastructure, Area health care options are outside of city limits, but just minutes from home. Seton Medical Center Hays, an 84-bed general medical and surgical hospital is located only about 15 minutes away in Kyle, and the major hospitals in Austin are about 20 minutes from Mustang Ridge.

A Win-Win for Home Buyers Who Value Affordability and a Relaxed, Convenient Lifestyle

Home buyers will find few locations within the greater Austin area that provide such a profoundly rural setting with so many larger towns and modern amenities so close by. It’s a win-win for home buyers. While the real estate listings of homes for sale in Mustang Ridge vary in age, style, and size, the combination of affordability, large lots and close proximity to Austin and other nearby towns, create an attractive value for home buyers.

Mustang Ridge provides a serene, rural lifestyle and all of the most important amenities of suburban neighborhoods. Mustang Ridge homeowners enjoy easy connections to surrounding cities for their employment and recreational opportunities while still living a relaxed lifestyle of quiet, idyllic charm; a mix that has become scarce in the fast-growing Central Texas residential real estate market.
