Rosedale Real Estate: A Charming, Historic Neighborhood

It’s a warm, late summer morning and the Upper Crust Bakery buzzes with activity. Families of all ages sit in the cafe enjoying pastries made fresh daily. The bakery has been around for over 28 years and ranks among Austin’s most treasured local cafes, and in many ways, this centrally located, laid-back spot is a perfect microcosm of Austin’s Rosedale neighborhood.

People move here with dreams of purchasing older homes and updating them with a modern-vintage charm that’s seen throughout the area. Inside the Upper Crust Bakery, children munch on artisanal donuts, muffins, and rolls while their parents plan a day starting with a leisurely walk along the Shoal Creek Greenbelt and ending with a trip to the Yarborough Branch Library.

“This is a regular Saturday morning stop for us,” says resident Jake Raines, his two sons dressed in their soccer gear in preparation for their game. Raines and his wife bought a house in Rosedale seven years ago and conducted renovations all on their own.

Perfectly Positioned to Enjoy All Austin Has to Offer

Situated in north central Austin, the Rosedale community is one of the most diverse neighborhoods in the city. Just 12 minutes from downtown, Rosedale attracts homeowners from all walks of life seeking a quiet neighborhood, while at the same time, staying close to the action. It is just a 25-minute drive to Austin-Bergstrom International Airport for area residents going on vacation or traveling for business.

Originally farm and dairy land in the 1860s, four florists and nurseries moved to the area in the 1900s. Most of the charming homes began life as small cottages or bungalows. However, as property values continue to soar, many have been expanded considerably thanks to the generously proportioned lots. Remodeling and updating goes on continually in the neighborhood.

As the area has grown, nearby stores and restaurants have continued to flourish as well. Rosedale residents find themselves perfectly positioned to enjoy all that Austin has to offer. From Rosedale’s central location, residents are close to almost everything in the city.

Nearby Burnet Road has a tremendous amount of local stores, resale boutiques, restaurants, and even a live music venue or two.  And just a few minutes east of the neighborhood, Lamar Boulevard has plenty more to offer. Seven major shopping malls: The Arboretum at Great Hills, Gateway Shopping Center, The Domain, Shops at Arbor Walk, Barton Creek Square Mall, Sunset Valley Market Fair and the Village at Westlake are within 15 minutes of Rosedale. Together, these popular retail centers include about 500 stores and restaurants.

Exemplary Schools, Local History and Austin’s Oldest Game of Pickup Softball

Students in Rosedale attend Austin Independent School District schools. Younger students attend Bryker Woods or Highland Elementary School, while older students attend Lamar or O.Henry Middle School, and McCallum or Stephen F. Austin High Schools. Both elementary schools have received the acclaimed “Exemplary” rating by the Texas Education Agency (TEA). Stephen F. Austin was rated as “Recognized.” The Rosedale School is a multi-level school designed for children with special needs.

Ramsey Park lies at the heart of Rosedale where moms bring their children on playdates and socialize with their neighbors. The picnic tables and barbecue grills make this the perfect spot for family outings and birthday parties for the little ones. In the evenings, fathers are often seen teaching their sons and daughters how to play basketball or tennis on the courts in the park. At the height of the summer heat the Ramsey Park community pool fills with parents and kids swimming, splashing and having fun as they cool off. Sunday afternoons are dedicated to the city’s oldest game of pick up softball, which dates back to the 1950s.

The community isn’t just a fun place to raise kids; it’s filled with history as well. Both the Moore-Hancock Log Cabin and Seiders-Peters House are located here. The Moore-Hancock Log Cabin includes two log buildings, a rock summer kitchen, a hand-dug well and root cellar. The Seiders-Peters House is an Austin landmark and was once home to Edward Seiders, a local grocer and farmer whose land hosted both Robert E. Lee and General George A. Custer as a camping spot for their troops.

“They Just Don’t Make ‘Em like This Anymore”

Rosedale is the quintessential Austin neighborhood, preserving the culture and character of Central Texas that cannot be replicated in newer developments.

Quiet streets, local restaurants and shops, community amenities and an easy commute make Rosedale unlike other neighborhoods. The bungalows and cottages embrace a front porch style of living, encouraging a warm, neighborly feel. It’s the type of neighborhood in which visitors find themselves uttering, “See, this is the kind of place I want to live in.”
