Windsor Park Real Estate: A Friendly, Convenient and Tranquil Place to Call Home
Close enough to see the big city lights, yet a tranquil community all its own, Windsor Park is a charming neighborhood only ten minutes north of downtown Austin. Visitors will observe residents walking their dogs, gardening in their yards or offering a friendly wave along the wide, curving roadways with towering pecan and oak trees. Situated near the former Mueller Airport, the drive to Austin-Bergstrom International Airport is merely 20 minutes.
With construction dating back to 1917, most of the neighborhood was developed in the 1950s; however, some homes were built as recently as 2010. Due to the neighborhood’s popularity, the number of homes undergoing renovations and significant updates in recent years has accelerated. The original homes are built in a traditional ranch style, but there are a number of newly constructed or significantly remodeled homes that have dramatically contemporary architecture.
“I love this neighborhood,” says Dana Newlove, an eight-year resident of Windsor Park who has served on the Windsor Park Homeowners Association board of directors and actively participates in the park’s committee. “We are a diverse community in many ways, especially aesthetically, and we and have lots of social events that are offered by people who just like to get together. I know who my neighbors are and I like it that way.”

The neighborhood enjoys 57-acre Bartholomew Park, with large open green spaces, covered picnic areas, a disc golf course, baseball and other fields and courts, an extensive playground and a recently added splash pad with shade coverage. A large municipal pool that will include a toddler area, four lanes for lap swimming, a deep end, and a one-meter diving board will open soon.
Bartholomew Park connects with the new greenways in the development at Mueller, too. Mueller boasts about 140 acres of parks, playgrounds, trails, a small lake, open spaces, and a five-mile hike and bike trail. In turn, the greenways also connect the Windsor Park neighborhood with five parks within Mueller, as well as to parks adjacent to Mueller, such as Patterson Park and the Morris Williams Golf Course.
The 185-acre Morris Williams course is widely considered to be one of the most technical and difficult municipal courses in Austin. Prolific course designer Leon Howard designed the Morris Williams course, which is noted for its slightly elevated and compact greens.
In Central Austin, Shopping, Dining and Schools All Nearby
With its convenient access to restaurants, shopping, entertainment, downtown and the airport, Windsor Park is also one of the most affordable and charming neighborhoods in Central Austin. There are many new stores, restaurants, and shopping destinations open in Mueller less than five minutes away.
Some of the merchants include Marshall’s, Staples, Home Depot, PetSmart, Bed Bath & Beyond, Chair King, Best Buy and a new, deluxe HEB — and more retail development areas and stores are opening all the time. A few of the restaurants among the many are Pad Thai, Tino’s Greek Café, VertsKebap, How Do You Roll Sushi, and Chipotle. With a Target in the adjacent Capital Plaza shopping center and four major malls representing more than 200 other fine department stores, movie theaters, as well as local and national merchants less than 15 minutes away, Windsor Park is well situated for convenient shopping.
In addition to abundant local shopping options, there are a number of local schools serving the neighborhood — so kids’ trips to school are another convenience of living in Windsor Park. Local children are enrolled in one of the Austin Independent School District’s three elementary schools, Pearce Middle School or Reagan High School. The handy neighborhood library — the Windsor Park Branch — is treasured by locals for its outreach programs, family movie nights, and helpful staff.
A Charming, Affordable Community
In the 1980s, the active neighborhood association rallied together to establish the library, and more recently to influence the redevelopment of the former Mueller airport, as well as the expansion of Bartholomew Park to include the new civic pool. The association’s charisma comes from the people who treasure their neighborhood, with its well-kept streets and eclectic yard art.
“The neighborhood feels steady and well-established, yet at the same time we are seeing dramatic updates, brand new modern houses and more new homeowners moving in,” says Tom Kiersted, who has lived in the neighborhood for about twenty years. “The houses appeal to me and many have a mid-century cool to them that I really enjoy. Somehow, even though the neighborhood is moving more upscale, it is doing a great job of retaining its friendly charm.”
