Southland Oaks: Great Golf, Pristine Parks and Exemplary Austin Schools
Just 20 minutes from downtown Austin and another 5 minutes from Austin-Bergstrom International Airport, Southland Oaks is known for its broad streets, mature trees and distinctive homes.
Construction in the neighborhood began in 1979 and continued until 2003. As a result of the 20-year window of development, homes in Southland Oaks reflect an eclectic but compatible blend of styles.
Due to the neighborhood’s popularity, many of the homes in Southland Oaks have been remodeled and expanded, which makes perfect sense as the lots in Southland Oaks are oversized, typically with more than an acre of property.
Southland Oaks homeowners enjoy the Villages of Shady Hollow Community Center, which features a children’s playscape, a family picnic area and a swimming pool. The pool is a particular source of community pride as the home of the South Austin Area Barracudas Swim Team, which competes in regional competitions across Central Texas. The community center can also be rented out for birthday celebrations, family get-togethers and pool parties.

Golfers appreciate the close proximity to the oak-lined fairways of Grey Rock Golf Club, a semi-private club near Circle C Ranch. The course has been voted one of the best in Central Texas by Golf Digest and the Zagat Survey.
The two-story, 4,000-square-foot clubhouse features a welcoming front porch, and a pro shop, as well as Putter’s Bar and Grill, offering signature slow-smoked, in-house barbecue for members after a long day on the course. The club also has eight tennis courts, with private instructors for the whole family.
Residents looking for a less formal tee time can check out the expansive 18-hole disc golf course at the nearby 344-acre Mary Moore Searight Park, which also features soccer fields, picnic facilities, a fishing pier, and 6 miles of trails as well as basketball, volleyball and tennis courts.
Joggers and bikers also have plenty of options with easy access to the trails near Slaughter Creek Greenbelt for a relaxing run or ride among the wildflowers in Bauerle Ranch Park, just minutes away.

An incredibly convenient location, there are over 450 stores and restaurants within a 15-minute drive of Southland Oaks. Just about any shopping or dining experience imaginable is within easy reach.
Residents of Southland Oaks pride themselves on the distinguished record of their area schools.
Students attend Austin Independent School District schools, including Baranoff Elementary School, Bailey Middle School and James Bowie High School. The Texas Education Agency rated Baranoff as “Exemplary,” with commendations in Reading/ELA, writing, mathematics and science. Both Bailey Middle School and Bowie High School were rated as “Recognized,” and commended on their social studies curricula.
“We moved here because of the schools,” says 10-year resident Craig Wojtowicz, whose daughter attended Baranoff and Bailey, and will graduate from Bowie next year. “So many younger couples are moving in here because you can walk to Baranoff, and Bailey is very close, and Bowie is just right down the street. It’s really convenient for families.”
Swimming, Shooting Hoops and Hiking the Nature Trails
A dad chats with neighbors as his daughter swims laps with her teammates at the Villages of Shady Hollow Community Center. She is a member of the South Austin Area Barracudas, one of the best swim teams in all of Austin, and the team has a swim meet next week at the UT Aquatics Center against other top Austin-area teams.
Just a few minutes away, a mom and her son swing by Barton Creek Square Mall. The son is about to start college and they are shopping to pick up a new laptop, some new fall fashions, and various dorm room necessities before he heads off to school. Afterwards, the entire family meets up at Mary Moore Searight Park where the father and son join a pick-up game of basketball with some of their neighbors, while the mother and daughter enjoy a short hike on the nature trails.
“There’s a great community here,” says Craig Wojtowicz, who is also a former president of the Villages of Shady Hollow Homeowners Association. “Everybody gets together and everybody knows each other, and you still get the benefits of a quiet, suburban neighborhood.”
A Peaceful Suburb That’s Conveniently Close to the Best of Everything
Southland Oaks gives its residents convenient access to downtown Austin for both work and play, a suburban sanctuary situated near some of the best shopping, schools and recreation in Southwest Austin.
“I think the big draw is that you’re on the outskirts of Austin, but you still have access to downtown and the airport,” says Craig Wojtowicz. “The homes are in great condition and the location of the schools is just so convenient for all the families living here.”
