A local governmental agency, the Anderson Mill Limited District (AMLD) offers many recreational facilities and parks within the Anderson Mill West area, including two heated swimming pools, miles of hike and bike trails, six neighborhood parks and a fitness facility.
The area’s most popular park, Anderson Mill West Park includes four separate playgrounds, swing sets, a covered picnic pavilion, a sand volleyball court and towering shade trees. Also nearby, West Bull Creek Greenbelt covers over 54 acres with a diverse landscape of creeks, hills and majestic oak trees. Dozens of hike and bike trails meander through the wilderness, making this a popular spot to exercise and then cool off at the greenbelt’s swimming hole in the summer months.
“We have wonderful parks and playgrounds, as well as lots of trails for hikers and bikers,” says Zervigon, who once sat on the Anderson Mill West neighborhood association board of directors. “There’s really quite a bit to do here.”
Convenient Shopping and Highly Rated Schools
Anderson Mill West homeowners have numerous convenient options for shopping, dining and entertainment close to home. Lakeline Mall, with over 150 stores and restaurants, is one of Austin’s largest shopping centers, and is only about 5 minutes away. In addition, four other major shopping centers are within a 15-minute drive, including The Domain, Arboretum at Great Hills, Gateway Shopping Center, and Shops at Arbor Walk. Together, these shopping centers host more than 200 fine retailers, department stores, and restaurants.
Homeowners are also attracted to the area’s highly rated schools. Neighborhood kids attend Leander Independent School District schools, including Cypress Elementary School, Cedar Park Middle School and Cedar Park High School, all within walking distance of Anderson Mill West, and all were rated “Recognized” by the Texas Education Agency in 2011.

“There are a lot of places I could live,” says 21-year resident Chris Rocco, “but I chose to live here. It’s a good location, and it’s still small. We feel safe and secure here.”
